    How do I book my home at “Yuthika”?
    You can choose your dream Apartment from the availability list displayed under “Current Projects” in our website then after the choice is made kindly fill out the application form available with our marketing executives and send it to our Head office along with the DD/Cheque favouring “KAAVIYA PROPERTIES PVT LTD”. From there on our customer service team will guide you through the process.

    Do you arrange for site visit?
    Yes, we do arrange for site visits only with prior appointments.

    When do I get a confirmed allotment?
    You will get a confirmed allotment upon the payment of 30% of the apartment cost on or before 30 days of the Booking. The sale agreement will be executed at this stage.

    What is the process of registration and what are the additional charges to be made?
    The sale deed registration of the undivided share (UDS) will be done upon the receipt of 60% payment as prescribed in the payment schedule. All statutory charges like the prevailing stamp duty, applicable registration charges & any incidental expense are to be borne by the customer.

    Is the title of the property clear?
    The land is Marketableand free from all encumbrances.

    Can we verify the original documents?
    Yes, you can verify the original documents. A soft copy on a CD or Xerox copies of the mother documents will be provided to youonreceipt of the booking amount.

    Can I make 100% down payment and if so,will there be any discounts provided?
    Yes, 100% down payment acceptedhowever this may not entitle you for any discounts.

    Can I cancel my booking?
    Cancellation of flat booking is permitted before the UDS land registration in your favour and will attract 2% cancellation charges on full value of the apartment. Any cancellation after UDS land registration will be considered as resale hence will attract 2% on resale charges on new sale value of the apartment, and the balance will be returned to you as soon as it is sold.

    What is the break-up of all other charges?

    Covered Car Park : Rs. 1, 50,000/-
    Deposit for TNEB & CMW : Rs. 75,000/-
    Corpus Fund : Rs. 50000/-
    Infrastructure Charges : Rs. 80/sqft*

    Can I get additional car parking if so, what is the cost?
    Car parking is allotted on a first come, first served basis. However we can provide additional car parking subject to the availability of space at the time of possession at an additional cost.

    What is the maintenance charge?
    We will collect a sum of Rs. 2/sqft, which will be the advance maintenance charges for the first 6 months post completion. From the 7th month onwards it will be maintained by the resident association.
