Structure: RCC Framed structure based on Architectural/Structural design to suit G+1 floors
Anti- termite: Anti-termite in 3 stages at foundation stage, ground floor P.C.C stage and

Main doors to be in good quality Teak with Teak veneered flush shutter with Brass hinges and Godrej/ equivalent lock. Door frame size to be 7'-0" x3'-3"

Other doors in good quality Padauk wood frames and with Semi-solid flush shutter with both sides commercial ply, finished with synthetic enamel paint. Two tower
bolts, door stopper and handles. Lock for bedroom doors.

All fitting will be in Anodises Aluminum except main & bedroom door handle which shall be in brass & Steel.

Windows : Good Quality Paduak wood frame and shutters with MS grill and hinges, enamel painted (10 mm square rods weighing 1.5 to 2 kgs per sq ft). Inclusive of pin-headed glass of 4mm thick.
Ventilators: Paduak wood frames with fixed glazed louvers and MS guard bars in toilets with a provision for exhaust fan in toilet and kitchen.
Water proofing: Brick jelly lime concrete with pressed clay tiles, with a layer of cement mortar mixed with water proofing compound. Water proofing in toilets with cement mortar and water proofing compound.
Miscellaneous: 1. Provision for open cupboards in bedrooms only. Open loft on one side in all     bedrooms and kitchen (On the shorter side only) Teak wood-handrail on staircase     up to 3'hight and MS 3'high parapet wall on all balconies and Terrace Individual all     around compound wall with MS grill gate.
2. Air-Conditioner provision on window in all bed room.
3. One hand wash basin in the dinning room.
Plumbing Sanitary & Water Supply
a) All ceramic / Porcelain sanitary wares will be of white colour (parry ware or    equivalent)
b) EWC for master bedroom and IWC for common toilet with low level flushing     cistern.
c) All C.P. fittings will be of standard quality(Metro fittings or equivalent)
d) All cold water supply pipes and all external and internal pipes shall be of PVC and    hot water supply lines will be of class "B" GI pipes of standard quality.
e) Rain water pipes will be of PVC of standard grade.
f) Water storage overhead tank with 1000 liters capacity (6 x 4 x 4)
g) Septic tank will be of water proofed Brick wall.
h) Bore well will be provided
Electrical works:
ABB/Equivalent make Modular switches on laminated sheets, copper wiring with ISI brand. 2 light points, I fan point, 1 tube light with one 5 ampere in each room. 15amp AC provision will be included with MS grill in master bedroom. Kitchen to have two 5 ampere and one light and one 15 ampere point along with one light and one exhaust point Toilet to have one light, one exhaust fan, one 15 Amp for geyser & one 5 ampere point. Utility to have one 15 ampere, one 5 ampere point. Total number of points not to exceed 50 per house.
Telephone & TV-Point: One of each point in living and in one bedroom.
